Clients include numerous downtown Cleveland office building owners, regional shopping centers, restaurants, multiple industrial owners, real estate investment trusts, the world's largest commercial brokerage and many lenders which have taken over real estate projects.
Our attorneys represent primarily the owners of these properties, but frequently are engaged on behalf of tenants to negotiate lease terms and/or sale lease backs.
We have been active in the acquisition/disposition of a half dozen or more downtown Cleveland office building sales and have negotiated hundreds of downtown Cleveland office leases on behalf of current and past ownership entities. Our attorneys have done acreage assemblage for regional shopping centers and have negotiated anchor and small tenant leases primarily on behalf of the owners, but in many instances on behalf of tenants also.
We have negotiated with lenders for both construction lending and permanent financing, both locally and nationally.
Our attorneys have significant experience in the representation of court appointed Receivers of distressed, but income productive, real estate projects. The engagements have been overseen by both federal court and common pleas court and have resulted in successful disposition of properties suitable for conservation easements and administer those easements on an on-going basis. Through the utilization of conservation easements our attorneys have helped preserve parkland, wetlands, forests, streams and rivers and other sensitive ecologies so that future generations may enjoy them. As our cities continue to grow, our need to preserve open space becomes greater and greater. We work with individuals and corporations wishing to donate and conserve real estate through the grant of conservation easements.
